Three Pitfalls of Home Buying

 

Pitfall #1:  Hiring a cheap inspector - remember you usually get what you pay for.  

Hiring the cheap guy usually yields very little information on a generic report. This is not the time to shop for a cheap inspection.  The cheap guy is usually the new guy and the least experienced. The home inspection cost is very small relative to the home being inspected.  The additional cost of hiring a certified inspector is almost insignificant.  As a home buyer, you have recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for mortgages, and trying to get the best deals.  Do not stop now.  Do not let your real estate agent, a patty-cake inspector, or anyone else talk you into skimping here.     InterNACHI front-ends its membership requirements.  InterNACHI turns down more than 1/2 of the inspectors who want to join because they can't fulfill the membership requirements.    InterNACHI-certified inspectors perform the best inspections by far.  InterNACHI certified inspectors earn their fees many times over.  They do more, they deserve more, and yes they generally charge a little more.  Do yourself a favor...and pay a little more for the quality inspection you deserve. 

Pitfall #2:

 

Not staying on top of the transaction.    Home Buying lies at the heart of the American dream. On average it is without question, the largest investment consumers make. Owning a home can be one of the most rewarding and satisfying purchases consumers ever undertake. The key to successful homeownership is to keep on top of all aspects of the transaction and be well informed. At first, this might be intimidating. But consumers should remember that millions of others like them had identical concerns and questions and are now successful homeowners. Therefore, consumers should not be afraid to seek answers from the many people they will be dealing with during the home buying process. Remember, it’s your money. If any of the parties with whom you are dealing is not forthcoming with information or you believe they are not doing their job properly, don’t be afraid to speak up. 

 

Pitfall  #3: 

 

Not hiring a real estate agent to represent you.    Buying property is a complicated and sometimes stressful task.   New technology, laws, procedures, and competition from other buyers require real estate agents to perform at an ever-increasing level of professionalism. For many homebuyers, the process turns into a terrible, stressful ordeal.  In addition, making the wrong decisions can end up costing you thousands of dollars.  It does not have to be this way!    Work with a real estate agent who has a keen understanding of the real estate business and who is on your side. Real estate agents have a fiduciary duty to you.  That means they are loyal to only you and are obligated to look out for your best interests.  Real estate agents can help you find the best home, the best lender, and the best inspector.  Trying to buy a home without an agent at all is, well... unthinkable.
